Jumeirah Beach Development

ICM provided coastal master planning support for the Jumeirah Beach Development near Umm Suqeim, establishing concept layouts, shoreline orientations, and preliminary protection typologies for a mixed waterfront of public beach, wharf housing, and a hotel/villa island. Using desktop wave assessments (including the sheltering effects of The World Islands) and coastal engineering expertise, the team recommended beach widths, groynes/sills, breakwaters, and marina arrangements to achieve stable shorelines and workable berthing in later design stages.

The Challenge

The master plan sought to expand a large beachfront plot into a destination combining a vibrant public beach, commercial/residential wharfs, and a newly reclaimed offshore island with hotel and exclusive villas. Key risks included seasonal Shamal wave events, altered nearshore wave direction from major offshore reclamations (Palm Jumeirah and The World), and the need to create stable, amenable beaches and sheltered berthing.


The Solution

ICM led an initial coastal study and concept design, participating in design workshops and completing desktop wave/sediment reviews to set preliminary beach and structure parameters. The team proposed a wider design beach to accommodate natural adjustment; re-oriented island shorelines more westerly for stability; and mapped where groynes/sills and breakwaters would be needed to manage longshore transport and provide marina shelter.


A preferred Wharf Housing layout created practical, sheltered berthing with good pedestrian access, while the island concept separated hotel and villas with a channel and provided protected dockage on the lee side. The report outlined items for Stage-2 verification (detailed modelling, fill volumes, crest levels, wall details) and noted data gaps to be addressed as the project advanced.
